We service the same appliances a mile inland and a hundred yards from the water, and the ones near the water wear differently. Not dramatically, and not immediately, but consistently enough that it changes what we tell people about maintenance.
What salt actually does
Airborne salt is hygroscopic: it pulls moisture out of the air and holds it against whatever it has settled on. On an aluminium condenser fin that means a permanently damp surface and slow corrosion. On an electrical contact it means a film that raises resistance, which turns into heat, which eventually turns into a failed relay.
None of that is fast. A refrigerator in Larchmont does not fail because it is in Larchmont. But the condenser that would have needed cleaning every three years wants it every eighteen months, and the start relay that would have gone at year twelve goes at year nine.
Where it shows up first
- Refrigerator condensers. Especially the ones underneath, which are already collecting dust and pet hair.
- Garage and mudroom units. Anything on an outside wall or in a space that gets aired to the street.
- Dryer exhaust ducting. Metal duct near a vent that faces the water corrodes at the seams, which is a lint escape as well as a restriction.
- Outdoor kitchen equipment. Obvious, but people still expect ten years out of it.
What actually helps
Vacuum the condenser twice a year rather than annually, with the appliance unplugged and the brush attachment on. Do not use water on it. Keep a foot of clear air behind and above a freestanding refrigerator so the corroded fins that are left still get airflow. If a unit sits on an exposed wall, check the exterior vent hood for salt crust once a season and replace flexible duct with rigid metal if it is showing white bloom at the joints.
